Dwarka Phase 2, Zone ā€“ L (West Delhi-III)

The Zonal Development Plan for Zone L (West Delhi-III) has been approved by the Central Government, vide letter No. K-12011/23/2009- DDIB dated 8th March 2010 under Section 9(2) of Delhi Development Act, 1957.

The regularisation of Cultural, Religious (including Spiritual), Educational and Healthcare institutions shall be subject to fulfilment of the Conditions as given in chapter no. 2.8.7 of the Zonal Development Plan (report)/Government directions issued from time to time.

Indication of Influence Zone along MRTS / Major Transport Corridor (as well as indication of uses other than residential and facility corridor) shall be undertaken at the stage of Layout Plans/ Local Area Plans, as per provisions of MPD- 2021 and the Guidelines/ Conditions, as notified by DDA with the approval of Government of India from time to time.

Delhi Development Act, 1957 under section-8 provides for the preparation of the Zonal Development Plan.

Zonal Development Plan is required to detail out the policies of the MPD-2021 and serve as a link between the Master Plan and various lay out plans. This zonal plan is to provide directions and basic guidelines for preparation of detailed schemes/projects and plans, e.g., site plans, local area plans and ward plans etc.

The basic objectives of Zonal Plan for Planning of Zone ā€˜Lā€™ are:

  • To provide adequate shelter along with physical & social infrastructure for assigned population
  • To provide work centers
  • Conservation of environment.
  • Public, Private and Community participation to remove bottlenecks and delay in the assembly of land through mix of land acquisition and new assembly techniques involving public and private sector (land owner).
  • Redevelopment of existing built up area, regularization of existing unauthorized colonies as per the policy of the Government with an objective to provide basic infrastructure and to improve the environment by development of proper road width, parking facilities, community facilities etc.
  • Integration of transport network with the other parts of the city.
  • Dwarka Phase 2 (L-Zone) Features

  • Covers a large land bank adjoining Dwarka Sub City in West Delhi. It is also one of the priority areas for residential development.
  • The Area all together is connected to Dwarka, International Airport, Residential and Industrial Area of Gurgaon, Manesar and Dwarka Expressway and two proposed highway corridors passing through the zone.
  • Planned Diplomatic Enclave in Dwarka attracting VVIP security and excellent ambiance.
  • Close proximity to the forthcoming 186 acres 18 holes golf course (upcoming).
  • The Najafgarh Jheel demarcates Delhi from Gurugram on this part.
  • The area falling between the four landmarks, namely, the stretch of Jheel on one side, Dwarka , NH-10 (Rohtak Highway) and Jhajjar (Haryana) on the other three sides.
  • The villages on the periphery of Delhi would be retained as green belts, acting as the lungs of Delhi.
  • The upswing in residential zone land prices in Dwarka Phase 2 (Zone-L) are likely to be higher in comparison to other zones
  • The planned second Diplomatic Enclave in Dwarka attracting VVIP security and its excellent ambiance.
  • The proposed AIIMS II.
  • The forthcoming Kundli-Manesar-Palwal Expressway, among others.
  • The area is also in close proximity to South Delhi.
  • This comprises of about 5 to 10% of the total area available in Delhi for urbanization.
  • New farm houses shall be allowed in the green belt zone only.
  • The Dwarka Phase 2 (L zone) consists of 21 peripheral villages abutting Haryana.
  • The city is yet to spend/develop the infrastructure in these zones. 900 acres in Dwarka Phase 2 (Zone L) have been earmarked for a water reservoir by the Delhi government.
  • The Delhi government is developing this zone to act as the lungs of Delhi.
  • Farm houses in South Delhi are expensively priced between 15 to 20 crores per acre.
  • Investors in Delhi are excited that they have an opportunity to invest in a farmhouse at reasonable prices that exist in L and R zones.
  • Greenbelt near Gurugram sectors have already seen 100% appreciation. Still, even today, it is a good investment option as with passage of time, prices will continue to march northwards.
